Ask anyone who has rented a flat in Muscat recently how they found it, and the answer is rarely a newspaper. They searched property portals, scrolled Instagram, asked in WhatsApp groups and drove past buildings with a "For Rent" sign. Then they messaged three or four agents and went with the one who answered fastest and looked most professional.
Real estate marketing in Oman is now mostly digital, whether you are an individual broker, an agency or a developer launching a new project. This guide covers what works.
Understand who you are selling to
Property audiences in Oman are very different from each other, and the marketing should be too:
- Omani families buying or building a home, often comparing areas, schools and plot sizes, and deciding together.
- Expatriate tenants looking for flats or villas near work and schools, often in English and often on a deadline.
- Investors, local and from the GCC or further away, interested in returns, ownership rules and developments in Integrated Tourism Complexes where foreign ownership is allowed.
- Commercial tenants looking for shops, offices or warehouses, focused on location, footfall and access.
One generic advert cannot speak to all of them. Separate campaigns, languages and messages work far better.
Listings that stop the scroll
Your listing is your shop window. On portals and social media, the best listings have:
- Bright, wide, real photos. Shoot in daylight, open the curtains, tidy the room. Phone photos are fine if they are well taken.
- A short walk-through video. Vertical video works for Reels, TikTok and WhatsApp Status.
- Precise location context: "5 minutes to Sultan Qaboos Street", "walking distance to the beach in Qurum".
- Clear details: size, bedrooms, bathrooms, parking, maid's room, furnishing, and what is included.
- Honest information. Misleading photos or prices waste everyone's time and damage your reputation.
Instagram and TikTok for property
Property is visual, which makes short video perfect. Ideas that work well in Oman:
- "What 450 rials gets you in Al Khuwair vs. Bausher" comparison videos (with real, current listings).
- Area guides: schools, cafés, mosques, parks and traffic at rush hour.
- New project progress updates for off-plan developments.
- Quick tips: "5 things to check before signing a lease in Muscat".
Our article on Instagram, TikTok and Snapchat in the GCC explains which platform suits which audience.
Google: be found when people search
Many property searches start on Google: "villa for rent Al Mouj", "land for sale Barka", "office space Ghubrah". To appear:
- Complete your Google Business Profile with photos, hours, WhatsApp and reviews.
- Create area pages on your website for the neighbourhoods you know best.
- Run Google Search ads for high-intent phrases when you have specific inventory to move.
Lead generation that does not waste your time
Property advertising can bring many low-quality enquiries. Filter them politely:
- Use lead forms that ask for budget range, area and move-in date.
- Send ads to a WhatsApp chat with a pre-filled message that names the property.
- Reply with a short set of qualifying questions before arranging viewings.
- Label leads in WhatsApp Business ("Hot", "Viewing booked", "Follow up in 2 weeks").
Developers: build trust before launch
For a new development, trust is everything. Buyers want to know the developer, the approvals, the timeline and the payment plan. A strong launch includes a dedicated landing page in Arabic and English, a downloadable brochure, a virtual tour or 3D renderings clearly labelled as such, regular progress updates, and a clear way to book a sales meeting. Our guide to Arabic vs English content helps you decide how to balance both languages.
Reviews and reputation
Tenants and buyers talk. A handful of genuine Google reviews from satisfied clients can be the difference between a call and a scroll-past. Ask every happy client for a review after the keys are handed over, and reply to every review, including the critical ones, calmly and professionally.
Measure what matters
Track enquiries per listing, cost per qualified lead, viewings booked and deals closed per channel. Over a few months you will see clearly whether portals, Instagram, Google or referrals bring your best clients, and where to put your budget.
